Can you hold a place before I apply?
At Rent Raleigh, LLC, we prioritize a thorough and fair tenant selection process. We screen one applicant at a time to ensure each candidate receives full consideration. Initially, we conduct a verbal pre-screening to assess basic qualifications. If you pass this preliminary check, you'll be invited to proceed with the formal online screening, which includes a credit report, background check, and eviction history. Please note that there is a fee associated with this screening process. -
Do I pay First Month’s Rent with Security Deposit and Last Month’s Rent?
At Rent Raleigh, LLC, we require the first month's rent—prorated if the lease begins mid-month—along with a security deposit. The security deposit amount may vary based on the lease term but will not exceed two months' rent, in compliance with North Carolina state law.
Please note that the security deposit is held in a dedicated trust account, as mandated by North Carolina General Statutes, and is refundable at the end of the lease term, subject to the terms outlined in the lease agreement. -
How old do you have to be to apply?
In North Carolina, you must be at least 18 years old to legally enter into a residential lease agreement. This is because, under state law, individuals under 18 are considered minors and cannot legally sign binding contracts, including leases. -
Is the security deposit refundable?
Yes, in North Carolina, the security deposit for a residential rental is refundable, provided there is no damage beyond normal wear and tear or violations of lease terms that would necessitate withholding part or all of the deposit. -

To apply for one of our available properties, please contact our office to initiate the verbal pre-screening process. This initial conversation helps us understand your needs and determine if our properties align with your criteria. -
How do I pay rent?
Conveniently pay your rent through your Rentvine Tenant Portal, our streamlined property management software offers a couple of options:- eCheck (ACH Transfer): Pay directly from your checking or savings account without any processing fees.
- Credit/Debit Card: Use your card to make payments; please note that a 4% processing fee applies to credit/debit card transactions.

I want to get a pet – what do I do?
Our properties consider pets on a case-by-case basis. All prospective tenants must undergo our pet screening process through Our Pet Policy, a trusted partner that manages pet profiles and assistance animal documentation.
Types of Animals We Screen- Household Pets: Traditional pets such as dogs, cats, and small animals.
- Emotional Support Animals (ESAs): Animals that provide emotional support to individuals with mental health conditions.
- ADA Service Animals: Animals trained to perform specific tasks for individuals with disabilities.

I want to move out, but my roommate wants to stay. What do I do?
We understand that roommate situations can change, and we aim to facilitate a smooth transition when this occurs. Please note the following policies regarding roommate changes:- New Tenants: Any prospective tenant wishing to join the lease must undergo our standard screening process.
- Original Tenants' Responsibility: All original tenants remain legally responsible for the full monthly rent, even if one or more roommates move out before the lease term ends. This is due to the joint and several liability inherent in most lease agreements, meaning each tenant is individually and collectively responsible for the entire rent amount.
- Security Deposit: The security deposit is typically held until the last tenant vacates the property. If a tenant moves out early, they should discuss the deposit refund with the remaining roommates, as the landlord usually refunds the deposit to the last tenant(s) to leave.

My lease expiration is coming, and I want to move out. What do I do?
To understand the correct process for non-renewal of your lease, please refer to the specific terms outlined in your lease agreement. The lease will detail the required notice period and any conditions that must be met for non-renewal. It's essential to adhere to these provisions to ensure a smooth transition and avoid potential misunderstandings.

Who is responsible for paying for repairs & maintenance requests?
In North Carolina, the responsibility for property repairs typically falls to the landlord. However, tenants are accountable for repairs if the damage results from their own actions.
Landlord Responsibilities- Maintain the property in a fit and habitable condition, complying with all applicable building and housing codes.
- Repair and maintain plumbing, heating, and other essential systems provided by the landlord.
- Address imminently dangerous conditions (e.g., unsafe wiring, lack of potable water) within a reasonable timeframe after receiving notice.
- Keep the property clean and safe and avoid creating unsafe or unsanitary conditions.
- Dispose of waste properly and maintain plumbing fixtures in good condition.
- Avoid causing damage through negligence or deliberate actions.
- Be responsible for damages resulting from their actions, including those caused by guests.
